Ripple Run Lodging Policies
Reservations
Ripple Run Resort &Marina is open 365 days of the year (weather permitting). Reservations can be made by phone at 1-503-368-3865 or toll free at 1-877-655-0623. Prices on all accommodations are subject to change. We reserve the right to set minimum stay requirements for each unit at certain times, as well as minimum occupancy requirements for each unit.
Payments
Upon booking, advance payment is due:
- Immediately when paying by credit card.
- Within five days when paying by personal check.
For stays of two nights or less, advance payment representing one night is required. For stays of three nights or more, advanced payment representing two nights is required.
Full payment is required 30 days prior to your stay. If your reservation is made less than 30 days in advance, full payment is required immediately by credit card or by money order sent via overnight mail. If payment is by check and it is not received within five days, your reservation is automatically cancelled. For guests without reservations, full payment is due upon arrival.
When making your remittance by check or money order, please make sure that the name you made the reservation under can be found on your check along with the confirmation number and dates of stay. Your balance, including any state, county, and/or city taxes plus damage waiver and a cleaning deposit of $30 to $50, where applicable, are due 30 days prior to your arrival date.
For security purposes, we also require a valid credit card number on file, or if paying by check, a $200 security deposit. Reservations made less than 5 days prior to actual check-in require full payment made via credit card or overnight mail money order. Damage Waiver
Guests are responsible for any damage that occurs during occupancy. No charge will be made unless damages occur. We will charge $200 immediately to your credit card (or your account if paid by check) if you don’t notify us promptly about damages.
Cancellations
We have a 60-day cancellation policy. If you must cancel your reservation within 60 days of your arrival, we cannot refund your advance payment unless the unit is re-rented for the entire period. We do not refund due to road conditions or poor weather.
Leaseholder Responsibilities
We will hold the leaseholder responsible for payment and other facets of the leaseholder responsibilities spelled out in the lease, even if you share the unit with other couples, other family members or friends.
Occupancy
The occupancy of each rental unit is designated on the Web site and our brochures. This number is the maximum total occupancy. Children are counted in total occupancy number unless they are under age two and normally sleep in cribs. Over-occupancy is considered a serious violation of your lease and you will be asked to leave. Any guest having house parties, found with non-paying overnight guests, disturbing neighbors with loud unnecessary behavior or found with unauthorized pets will be evicted with no refund and/or prosecuted. We reserve the right to set a minimum occupancy.
Following Year Reservations
If you would like to reserve the same vacation rental for the same week the following year please call us. All other reservations are taken by phone or online up to 12 months in advance.
Accommodations
Every effort has been made to assure our descriptions are accurate. All efforts are made to correct any problems you may experience in as timely a manner as possible. You can expect a courteous and professional attitude to problem solving; however, recompense will not be issued due to malfunctioning equipment or other guest dissatisfactions.
Crab burners with crab pots, are available on the dock for your use. Do not use stoves and pots inside the units to cook crab.
Dock Etiquette and Kayak and Pedal Boat Rules
Tidal influence, wind and current make the Nehalem River a river to be respected. For this reason, we ask that our guests abide by the following rules when borrowing our complimentary kayaks and pedal boat:
- When on the dock, all children should be supervised by an adult.
- Life jackets are provided for each guest. It is highly recommended that all children wear life jackets while on the dock during times other than passage to and from land. Any guest, regardless of age, who is not a strong swimmer may even consider wearing a life jacket around the docks.
- Guests using Ripple Run Resort and Marina’s complimentary boats will hold harmless its owners, employees and management company Beach Break Vacation Rentals.
- USE OF THE KAYAKS and PEDAL BOATS IS DONE AT YOUR OWN RISK . It is strongly recommended that life jackets be worn at all times. Users need to understand that the tidal currents can be very strong and should be taken in to consideration before use. Also users need to be aware of the presence of powerboats and quickly changing weather conditions. Users are recommended to stay closer to shore and take their physical condition and ability into consideration while using the boats.
- Guests agree to call Beach Break immediately should they see any unsafe practices or potential problems on the docks or within any of the floating homes or in any of the boats. A phone in the fisherman’s bathroom is available for emergency phone calls. Our local number is 503-368-3865.
- Guests should be aware of and cautious of tides, currents, and wind and will stay within their own range of physical endurance and strength. Also note that the water is cold!
- The management company and owner of the premises reserve the right to refuse use of these boats.
- If guests are ever observed acting in an unsafe manner they may be asked to leave without a refund.
Pet Policy
Ripple Run Resort & Marina only allows dog on the decks of our units. You must notify Ripple Run Resort & Marina prior to check-in that a dog will be staying with you. Any guest found with a dog who has not notified Ripple Run Resort & Marina in advance will be evicted immediately and no refund will be given. Absolutely no other animals are allowed.
We ask that all of our guests be considerate of the next guest who will be staying after you. Please make sure that bathing and flea dipping are done prior to your stay.
Our non-refundable pet fee is $5.00 per dog per day. This is not a Damage Deposit. If a guest has a dog that has long hair or sheds excessively, or if any pets leave behind any surprises, fleas or damages to the unit, a $100 charge will apply. In the event that any guest is found violating the rules for pets, you will be evicted immediately with no refunds.
Arrivals
Check-in for our guests is after 4 p.m. Our housekeepers need every minute of the 11 a.m. to 4 p.m. window to ensure the cleanliness of your accommodations. We make every effort to ensure your accommodations are clean and ready for occupancy after 4 p.m. In unusual circumstances, for whatever reason, it may be necessary to delay occupancy until your rental is ready.
Keys
Retrieve keys from the lockbox upon your arrival. You will be given one set of keys. Please be sure to return all keys upon checkout. If the set is not returned, we will charge $25 at departure.
Maintenance
If you have a maintenance emergency, call the phone number on your confirmation form. We answer 24 hours, 7 days a week. For non-emergency situations, call the phone number on your confirmation form and we will schedule your request as quickly as possible.
Housekeeping
Our units are cleaned after every guest. Please call the phone number on your confirmation form immediately if the unit is not cleaned to your satisfaction upon check-in. We will be glad to schedule a mid-stay cleaning anytime for an additional charge of $15 per hour.
Mail and Messages
We can take emergency messages and receive your mail at our office and we will deliver them to you.
Telephones
Only the Crow’s Nest is equipped with a telephone. The phone number to your accommodation appears on the confirmation sheet. The phone is blocked for direct long distance calls. Bring your calling card or credit card.
Departures
Checkout is promptly at 11 a.m. (during winter months we may be able to accommodate a later departure. Check with us first). Before you leave, read and follow the checkout procedures given to you at check-in. It is very important to ensure all doors and windows are locked. Return keys to the lockbox. Have a safe trip home. See you next year! No refunds will be given for early departures.
Checkout Procedures
- Electrical and lighting
- Remove all trash from home, place in outside receptacles. Recycling bins are also available.
- Clean and re-shelve all dishes.
- Close and lock all windows and doors.
- Return keys to the lockbox.
Lost and Found
We make every effort to locate and return lost items, but will not be responsible for things you lost that we don't find. When you leave something behind, call us and we will return it C.O.D. if we find it. Lost and found items unclaimed after thirty days are turned over to local charities.
